Florida summer hazards & preparedness
While it’s a great time to take a vacation, summer can also mean pre-hurricane season and plenty to do around the property. Here are five tips to ensure your summer runs smoothly:
Air Conditioning
Does your machine need servicing? When was the last time it was cleaned? A call to your AC professional is a good idea every July to ensure the unit is functioning as it should and to avoid unnecessary break downs.
With rental properties, I find the AC is an on-going challenge. Guests run it at the lowest possible temperature, overworking the unit and if not checked will wear it out. If you have rental properties, you may want to invest in the ability to control temperature remotely. Ask your AC professional about what you need to ensure you can control your system if needed.
From recent experience I can tell you that temporary solutions like portable or window units are not really solutions in the Florida heat. For many reasons including power supply and mold, the home needs to be at the correct temperature and a mini split unit will far supersede anything else. I have also heard of people that adding mini spits to upstairs rooms even when they have a main AC unit, in order to assist with temperature control.
Insurance
Imagine if we are around the corner from the next hurricane. Be sure you have enough insurance to repair or replace your home should we have a major weather event. Contact your insurance professional to have this conversation!
Storm preparedness
It’s a good idea to trim trees at this time of the year especially if you have branches on or near the house, driveway or car. The last thing you need is a branch falling on your car or house during the next storm!
Pest control
Bugs are in full force at this time of year. They can also create a disaster situation inside if left unchecked. Ensure your pest control is handling interior in addition to exterior treatments on a regular basis. Do not leave trash inside for long. Make sure you are getting into cabinets to see if there are any nasty surprises hiding.
Termite check
We experience swarms of various termites in the late spring and summer here in Florida. Do not wait until you have a wood issue. If you see wings contact your termite professional asap!
