Bought land and looking for a building solutions?

After buying land myself, I have been investigating all options.  With building costs at an all-time high, coupled with supply delays, I wondered, could a modular home company be just as good a solution for a home build?

After a visit to Affinity Building Systems the answer is YES.  Here’s what I discovered and why you may want to look into this.

  • Modular homes are built in a controlled environment, therefore none of the materials used in the construction process have been exposed to the weather. There are no rain delays.
  • Affinity homes are the only manufacturer approved for Florida building codes and they engineer the homes to withstand the 180 mile per hour wind zone requirements.
  • Their single-family, multi-family, or commercial projects can be built on a variety of foundations, such as crawlspaces, pilings, or stilts.
  • Based in Lakeland, Georgia, they are close to the FL border and sell a lot of homes here. They also sell to licensed builders in GA, AL, MS, LA, SC, NC and TN.  They produce about 150 homes per year.  They can also ship to the Caribbean.

So how does this work? 

  • On their website you can select a model you like then work with them to customize it. All homes arrive finished so yes that includes the kitchen and bathroom!
  • They will refer you to a local builder or you can find one who can work with you to handle the foundation, transportation, crane and hire set crew.
  • The home is produced (they tell me it takes 4-6 months) and then shipped to you in pieces. They come on a carrier then get craned in place.
  • They are licensed to sell to builders, not direct to you, so you will need to buy through a builder. They will refer you to one if needed. The homes tend to cost $233+ sq ft and depend on customizations and model.  The cost to your builder is around $150-$170 sq ft.

Investors: One of the growing markets for these homes is investors (for vacation rentals) and developers.

Having walked through the finished product I could not tell the difference between this and the model homes built by the major on site builders.  If you’re curious I’d definitely recommend the factory tour where you can see the homes in production and the finished product.  They offer factory tours once a month on every second Saturday.
